Construction begins on Hampton Edison rental homes

Excavation and construction work has begun at Hampton Edison, a 151-unit single-family home community being built by Paragon Development on the south side of West Edison Road, west of John Wayne Parkway.

Paragon plans to develop the 12.5-acre site as a residential rental community which it says will provide a unique downtown housing option in the mixed-use Heritage Overlay neighborhood. In preliminary documents submitted to the city, the developer said the project was a perfect fit for the area.

“Hampton Edison will provide an additional unique residential housing choice in the area, which, when combined with employment and existing residential uses, will create a more diverse and mixed environment,” Paragon wrote in its brief.

The community will consist of one-story rental homes, primarily bungalow-style. The gated community will have 151 units with a housing density of 12.5 units per acre, with a mix of 1 bedroom/1 bathroom, 2 bedroom/2 bathroom and 3 bedroom/2 bathroom. The homes will be designed in a cluster configuration with courtyard-oriented units and shared, connected walkways.

According to Rodolfo Lopez, director of city development services, Paragon has given the city a construction schedule of 12 to 16 months, meaning homes could be available for occupancy late this year or early next year. 2023. Unit pricing not yet available, but generally set within approximately 60 days of rental commencement to reflect most current market prices.

Hampton Edison will “offer residents a unique living experience and an attractive alternative housing choice to traditional single-family residence or apartment complex options,” Paragon wrote, adding that the community will include “upscale features and spacious indoor/outdoor living areas.maintained by a professional management company, no HOA fees of a typical single-family development.

The community will include amenities such as a fitness center, resort-style pool and spa, outdoor kitchen with shaded lounge, and fire pit. It will also include a large grass area with a ramada, a dog park, separate pedestrian zones and private courtyards with patios.

The Hampton Edison site is near Estrella Gin Business Park and Sonoran Creek Marketplace.
