Rentals United Unveils 2022 Global Top 50 Property Managers List

Barcelona: Channel manager Rentals United announced its second annual edition The 50 Best Short-Term Property Managers in the World listing.

The challenges that have emerged from the pandemic have brought about striking changes from last year. In the list compiled by Rentals United, 50 companies are highlighted that are considered to be at the forefront of vacation rental property management using cutting edge technology and sophisticated growth strategies.

Dominating the top ten positions of this prestigious list this year, eight European companies [Awaze, Interhome, Sykes Holiday Cottages, Homerez, Direct Booker, Feriepartner, The Travel Chapter and Sol og Strand], as well as two North American companies at Vacasa and Evolve. The ten companies highlighted mainly represent leisure rentals [villas, chalets, cottages etc].

Topping the list again this year with 90,000 properties, UK-based Awaze is the world’s largest property management company. The 30-year-old company is evolving its portfolio this year through its brands [Novasol, cottages.com, Hoseasons and James Villa Holidays], bringing the total of its properties to 110,000 last year.

Second place goes to Zurich-based Interhome [up from third place last year], which manages 40,000 vacation rentals in 31 countries, was founded in 1965 in Switzerland and has 15 regional subsidiaries.

North America is in the top three, with Vacasa owning 30,000 properties. As the largest property manager in North America, the company has often made headlines, announcing both acquisitions and consolidations over the past year.

British company Sykes Holiday Cottages, which has 21,437 properties in the UK, Ireland and New Zealand, comes fourth on the list, up from fifth last year.

To complete the top five, Evolve holds the second position in North America with 16,000 properties.

The list shows that nine of the top ten property managers on the 2021 list are making the top ten list again this year, and nine new property management companies have made the list this year, including Hosteeva and My Property Host. It also reveals that 60 percent of the top property managers are located in Europe and the rest in North America.

The total number of rentals represented by these 50 property managers is just over 330,000, down 13.16% from last year’s Top 50.

Almost 50 percent of businesses have been founded in the past ten years, and the majority of businesses have been founded within the past 20 years.

Like last year, when it comes to growth and funding, over half of companies are self-funded and over 60% have experienced organic growth, while the rest is a mix of organic growth and acquisitions. Six of the top ten on the list are equity backed.

The 50 Best Short-Term Property Managers in the World is a rental count from the world’s largest short-term rental property managers, compiled and released annually in October by the Rentals United Channel Manager. Members of this prestigious list receive a “Top 50” badge for their website, which allows them to gain exposure to property owners around the world.
