Main Street Residential, Trammell Crow Co.‘s residential subsidiary is planning its first multi-family development in the St. Louis area. ESG architecture and design is also part of the project, with Brinkman Builders as a general contractor.
The James will be located at 416 N. Kirkwood Road, Kirkwood, Mo., with plans for a five-story, 152-unit building and some 7,000 square feet of retail space. The development is expected to be delivered in early 2024.
The James will be located in historic downtown Kirkwood, between Interstates 44 and 270, near the Kirkwood Performing Arts Center and 16 miles from St. Louis Lambert International Airport.
According to a recent Yardi Matrix report, the St. Louis Metro had 5,112 units under construction as of March 2022. Overall, the metro economy has rebounded quickly from the short downturn in 2020; in April, the region’s unemployment rate was 2.9%, exceeding the US average of 3.6%.
A new community for a historic neighborhood
Senior Vice President of High Street Residential Josh Udelhofen said in a prepared statement that The James will be the first large-scale development planned under new zoning guidelines in the Kirkwood Comprehensive Plan and the Downtown Master Plan. town. The James is also the first large-scale residential development delivered in Kirkwood in nearly twenty years.
The multi-family project will include studios, one-, two-, and three-bedroom apartments, most with private balconies. Common facilities will include a private dining room, club room, fitness center, pet wash and exercise area, indoor bike storage and repair area.
The property will also feature a large communal terrace that will include a swimming pool and grilling stations. The James will have 285 parking spaces, 185 covered and 100 available for customers and users of the commercial area. Plans also include a plaza nearby, which will provide access to the project’s ground floor retail space.
